Melaka Gateway





Melaka is getting 'Bigger'. Yes Bigger! They planned Melaka Gateway, a RM40 Billions planned development on 609 acres land at Pulau Melaka.
Will it be the similar Iskandar? Certainly not. Melaka will continue to be tourism states. With Melaka Gateway, they have bigger and better vision.

Once open in 2018, it is projected to attract more than 900,000 visitors during the first year.

Melaka Gateway is a project with 12 mixed precincts including residential, commercial, cultural, entertainment and lifestyle elements. The full completion is expected b y 2025.

The 12 precincts are Gateway Entertainment Precinct, Melaka Marina & Cruise Centre, Melaka Historical Walk, Gateway Maritime Arena & Beacon, Branded Fashion District, International Theme Park, Melaka Cultural Walk, Waterfront Marina Villas & Resorts, Gateway Wellness & Lifestyle Precinct, Melaka Skyline Apartments, Lohas Park & Residences and Eco Isle Resorts.

Its marina terminal will be the largest in Asia, tapping into the growing number of cruise ships plying the route which currently do not stop at Malacca due to lack of facilities.

Sounds interesting isn't it? Or is this the next ORDOS???

If the planned materialised, the chances for Melaka Gateway looks better.

The master developer had signed memorandums of understanding with five international companies, namely, TRE Development Pte Ltd from Singapore, Skyye Group Pte Ltd from Italy, Rinani International Aero Marine which is a Korean-Malaysian joint venture (JV), Kasen International from China and Royal Caribbean Cruise from the US.
Kasen International is the project's first international investor and will be developing hotels and condominiums with a projected gross development value (GDV) of RM1.9 billion while TRE Development has acquired six acres of land for RM88 million.
Meanwhile, Skyye Group will bring in 200 branded goods and Royal Caribbean Cruise will jointly develop the cruise jetty with KAJD.(source The Sundaily)

Leasehold Properties: How to extend


National Land Code (Act 56 of 1965) under section 197 underlines procedures to extend the lease of a leasehold property.
(In Selangor, the extension of lease is governed by the Selangor Land Rules 2003 and Selangor Quarry Rules 2003)

Lease Extension Process

The owner of the property will have to complete:

  • Borang 12A Permohonan Untuk Menyerahkan Balik Tanah (application to surrender and re-alienate land to extend lease duration)
  • Borang Perihal Tanah dan Peribadi Pemohon
  • Jadual 1 (Peraturan 2) Kanun Tanah Negara Perintah Tanah Kerajaan
  • Butir-Butir Permohonan Tanah Oleh Individu
  • To provide copies of your quit rent (cukai tanah) and assessments (cukai taksiran) receipts for the current year
  • To provide the original title of the property
  • To provide a copy of their National Registration Identity Card (NRIC)
The process usually takes aproximately 2 years from the beginning to issuance of new title. Have to wait la :)

RPGT & 2014 Rulling On It

Real Property Gains Tax (RPGT) is a tax imposed on gains from disposal of any types of properties such as residential and commercial buildings, land and etc. RPGT is imposed on the net gains from the disposal. Net gains means profit after deducting the following costs:-
  1. Acquisition price
  2. Stamp duty
  3. Legal fees
  4. Renovation costs
  5. Commission for sales and administrative payments
For Malaysian citizens and permanent residents, RPGT is exempted(once in their lifetime) for the disposal of one residential property.
Also, RPGT is not imposed on gains from disposal of property between:-
  • Husband and wife
  • Parents and children
  • Grandparents and grandchildren

The current RPGT rates  depending on the holding period, vary from 0% to 30%. The holding period refers to the period between the acquisition date and the disposal date of the property.
The RPGT rates on disposal of properties and shares in real property companies effective 1 January 2014 shall be as follows:-
